Online GRI Course One, “Standards of Practice,” offers either 45 hours of post-license education credit to new real estate sales associates, or 11 hours of specialty continuing education credit for sales associates and brokers who have completed their post-license education and initial license renewal. It also offers credit toward the National Association of Realtors®’ professional designation, GRI (Graduate Realtor® Institute), and it fulfills NAR’s ethics training requirement for all members. This is the most popular course offered by the Florida Association of Realtors® through its Florida Realtor® Institute, the flagship education program for Florida Realtors®.   • “How to Identify and Avoid Predatory Lending Practices” is approved for 4 hours of CE credit.  Written and taught by Grant Simon.  Many of the problems that the real estate market has experienced over the past decade are from the failure to understand fundamentals of home buying and a lack of financial literacy.  The root of the problem is education, specifically financial education.  This course will define predatory lending and identify fundamentals of the lending process.  It will enable you to identify the tactics of a mortgage predator and show you how to avoid predatory lending practices.  In the end, you will better understand the importance and role of the Realtor® in consumer education.
  • “Short Sale Essentials” is approved for 4 hours of CE credit.  Written and taught by Martin Cohen. This is a comprehensive, inclusive Realtor® to Realtor® instruction, NOT a teaser to buy expensive CD's and manuals.  This interactive workshop will prepare you to be successful in the "Short Sale" arena and avoid the many liabilities along the way.  This course teaches what every Realtor® needs to know about Short Sales.  You will learn:  what constitutes a short sale; how to find short sale opportunities and prospects; what constitutes "acceptable hardships"; to understand the benefit for everyone; to identify the alternatives to short sales; the secrets to submitting a short sale package to a lender; the #1 secret for a successful short sale.
  • “Crime Awareness and Prevention” is approved for 3 hours of CE credit.  Written and taught by Andrew Wooten.  Don't be a victim!  This seminar is designed to teach you how to take a proactive approach to safety and help keep you safe.  The seminar is broken into eight modules and the topics covered include:  introduction to safety; safety at the office; safety at property showings; safety at open houses; personal safety at home; safety on the road; crime awareness and prevention; and identity theft awareness.  This class includes a question and answer session at the end.
The following courses have been submitted to DBPR for CE credit and are PENDING approval:

  • “Effective Mediation” is pending approval for 8 hours of CE credit.  Written and taught by Heather Grimes.  The function of this course is to prepare members of local real estate associations to effectively offer Mediation as a dispute resolution option as is required by the National Association of Realtors®.  Mediation is an option which is often overlooked because many fail to realize that the success rate of mediation is phenomenal!  Through utilization of the mediation process, members of the association will benefit by being able to offer this as dispute resolution to clients.  Members will also feel comfortable in knowing that when a dispute arises, going to court is not the only option that will actually work.  To fully benefit from this class, you will need to commit to the process, activities and exercises.  Only then will you absorb the essence of being an effective mediator.
  • “1031 Exchanges:  The Basics” is pending approval for 3 hours of CE credit.  Written and taught by Nace Cohen.  1031 exchanges have been around for years, with a surge in popularity from the real estate boom earlier in this decade.  These transactions will continue to flourish as baby boomers and others retire, relocate and invest in Florida real estate.  The 1031 basics of real property exchanges are examined in an easy to learn, step-by-step format starting with the definition of a 1031 and its many benefits.  We recall the history of exchanging and bring you up-to-date on recent IRS rulings and real estate taxation, including a comprehensive example of how to calculate capital gains tax on a typical real estate sale.  You'll discover two simple questions you can ask your client to determine if their transaction is eligible for a 1031.  You will be able to list and describe the six primary rules of a 1031 exchange including the 45/180 day timing rules, role of the Qualified Intermediary, same taxpayer requirement, and the reinvestment "equal or up" requirement.  The course finishes with two tax-free strategies that will enlighten you!  Many other examples are provided and the CPA instructor is well-versed in real estate taxation.  This class is a must!
  • “New Construction Bootcamp:  Design” is pending approval for 6 hours of CE credit.  Written and taught by Sara Lamia.  Sell more homes faster by knowing how to identify design and product features and their advantages.  Learn twelve key points to identify in every floor plan and take a "behind the walls" tour of the construction process for information that you and your clients must know in order to identify quality and good design in new and existing homes.  Identify the seven elements of the "mainstream green" high performance home in a fun way as we see how they correspond to the systems of the human body.  Examine the latest in design features and products.
